The rental market has recently expanded to cover a diverse variety of goods and services including everything from lawnmowers and washing machines to handbags and jewellry.

What are the pros and cons for renting a house as opposed to an apartment?

A. A serious drawback to renting a house especially in today's real estate climate is not knowing when the owner might decide to put the place up for sale. Advantages to renting a house? -far more space to enjoy than you would find in an apartment -no common walls, ceiling or floors to hear noisy neighbors or who might complain about you. However, be aware that you could also have noisy neighbors next door as well- even renting a house. - no disturbances with tradesmen constantly "upgrading" the building - no elevators breaking down - better chance to have a pet if you want one - a yard to lounge around in - most likely will come with washer/dryer, ensuite bathroom, fireplace etc etc. - maintenance of the place is done by the owner, not… [cont.]

A. If you are an investor it would seem as though you would already know the answer to this one. My thought would be that you GO to Mi and either find those properties that interest you, or you find an agent that you feel comfortable with, let them do some legwork for you. Then when you think you have found your investment, GO to the property yourself. Check it out in person and then make your decision if to go forward or not. It may take you a year or so to find the correct property that fits all your needs. Be patient, it will come.

A. The biggest question on my mind would be the terms of the lease, especially how you're going to be paying rent - is your rent payment going to be a flat rate or will it be a percentage of your sales? You should also take a look at the title to find out if there are any limitations to the property you're considering. Your broker should be able to get a copy of it for you, but you might consult an attorney if you have any questions, since it is not legal for the broker to explain it to you (not his area of expertise).
